【To Real Estate Agencies】
Starting February 1, 2025, applications for the renewal of the 春雨直播app guarantor system for lease agreements will only be accepted if the tenant continues to reside in the same property under a lease agreement that has already utilized this system, and there are no changes to the terms of the previous agreement.
Please be advised that the 春雨直播app Guarantor System are not automatically renewed, so the “joint and several guarantor remains unchanged from the previous contract,” as stated in the general renewal contract, does not apply, and it is necessary to complete the “Guarantee of Tenancy” for each renewal. In addition, if the tenants, 春雨直播app international students, leave the University after graduation /withdrawal from the University, or if their status of residence changes to other than “College Student（留学）,” they will not be covered by this guarantee.
If the real estate agency needs another guarantee, please consider using the Rent Guarantee Service provided by the University of Tokyo CO-OP.

【To the international students who currently use the University of Tokyo Guarantee System】
■Renewal of the Guarantee
From February 1, 2025, it will only be possible to apply for the renewal of 春雨直播app guarantor system for lease agreements if the tenant continues to reside in the same property under a lease agreement that has already utilized this system, and there are no changes to the terms of the previous agreement. The renewal of the lease contract is NOT automatic, so you need to apply again to the University for this program. Application period: about 1 week
Application must be made at least 2 weeks prior to the move-in date.
■Conditions for renewal application
(1) You must be enrolled as a student (undergraduate, master's, doctoral, or research student) at the University of Tokyo. *Researchers and post-doctoral fellows are not acceptable.　
(2) Applicants must have “College Student”（留学） status of residence.
(3) Be insured under the “Comprehensive Renter’s Insurance for International Students” (insurance).

(4) The only people you can share housing with are your spouse, child, or other international students of the University of Tokyo who fulfill requirements 1-3 above.
Note: This program is not available to students who live with their siblings who are not enrolled in the University.

Note: Before applying for this program, please confirm with your real estate agency or landlord whether you can use 春雨直播app Guarantor System. Once they affirm the use, please ask them to read the following 'Guide for Real Estate Agencies' to gain an understanding of this system before applying. In principle, the University will not accept joint guarantees when the contract requires the applicant to join another guarantor company designated by the real estate agency.

春雨直播app will not disclose the personal information to any third party without the consent of students, unless required by law.

Letter of Proxy
In principle, the procedure for using this system must be completed by the applicant himself/herself, since the contract and other important personal information will be handled. Therefore, proxy application is possible only in an emergency, such as when the applicant is unable to complete the procedures for some reason. The proxy applicant must be a student, faculty member, staff member, or other person related to the University of Tokyo. If you are unsure whether you can apply on behalf of someone else, please contact the International Student Welfare Team.
【Important notes】
International students of 春雨直播app who have graduated or withdrawn from the University, and who have lost the residence status "Student," are not eligible for 春雨直播app Garantor Sytem. In that case, please inform us of such changes by submitting "Notice of Lease Termination" issued by your real estate agency or landlord, from the link below. Please submit the Notice of Termination for also the case of your movement to another apartment. If you wish to rent the same apartment after graduation (e.g. in case you find a job in Japan after graduation), please find an alternative guarantor. In that case you must notify your agent/landlord that you will change your guarantor. (Using a guarantor company would be one of the options. For details, please consult your agent/landlord). Even if one of the roommates lose the status "Student", both of you are not eligible for 春雨直播app Guarantor.
■Termination of the University Guarantee
Please submit Notice of Termination （Online form） and necessary documents as instructed to International Student Welfare Team when you graduate/withdraw from 春雨直播app. After submitting the Notice of Termination form, you will receive an automatic reply titled “Submit (upload) your documents,” which instructs you about the next action you need to take. Please upload the necessary documents as stated there. In case you do not receive the automatic reply, please let us know.

＜Required Documents＞
?Copy of Residence Card (both sides)
?A copy of your student ID card (front)
?A document which shows the move-out date （e.g. Letter of Termination, E-mail sent from your agency, the next lease contract, return flight ticket）
☆If you wish to receive a refund of unused premiums, a copy of your bankbook is also required. (The copy has to show the page with the bank name (Japanese bank account only), branch name, account type, account holder, and account number, and the cover page of the bankbook) Refunds are made only when there is a valid insurance period remaining.
■ Joining a New Guarantee Company
If you will continue to live in the same property after graduation such as for the reason of finding a job in Japan, please be sure to notify the real estate agency or landlord about the change of joint guarantor. In most cases, the real estate company will introduce you to a guarantor.
■Change of Insurance
If you are no longer guaranteed by the University, the Comprehensive Renter’s Insurance for International Students by JEES will also expire. Please purchase a new fire insurance policy at a real estate agency.
■ About the Rent Guarantee Service provided by the University of Tokyo Consumer's Organization (CO-OP)
If you are a researcher or faculty member at the University of Tokyo after graduation, you can use this guarantee.
